Maximising Space: Clever Design Ideas for Small London Extensions

Design Ideas for Small London Extensions

Not every extension has to be huge to make a big impact. In fact, some of the smartest, most stylish house extensions we’ve worked on at XMX London have been modest in size — but big on clever design.

Design Ideas

1. Think Vertically

When you can’t build out, build up. We’ve seen plenty of tight spaces in London where just lifting the ceiling height — or adding roof lights — made the whole room feel entirely different. It feels less like a box and more like… a room you actually want to spend time in.

2. Blur the Line Between Indoors and Outdoors

Small rooms can feel twice as big when there’s a view — or better yet, a doorway — straight into the garden.
We love using sliding or bi-fold doors to open up kitchens or lounges. In summer, it feels like your garden becomes part of the house. In winter? You still get that nice view and extra daylight, even if the doors stay shut. It’s a clever trick that really lifts the mood of a space — and people notice it right away.

3. Built-In Storage Is Your Best Friend

Let’s face it — clutter shrinks a room faster than dodgy lighting. If you want to keep things feeling open, smart storage is key. Built-in units tucked under the stairs, benches that hide your mess, or even sneaky shelving in awkward wall recesses can make a massive difference. And don’t overlook the multitaskers: kitchen islands with hidden drawers, window seats that double as storage… They’re not just clever — they’re lifesavers in tight spaces..

4. Keep the Layout Open (But Smart)

Open-plan layouts can be magic in small extensions — they create a sense of breathing room. It’s all about giving the room structure without shutting it down.

5. Choose Light Colours and Reflective Surfaces

Bright walls, glossy finishes, a well-placed mirror — they’re the oldest tricks in the book, and for good reason. Light colours bounce sunlight around and open the room up visually. Go for soft whites, gentle neutrals, maybe some light wood if you want warmth without heaviness. Shiny worktops or reflective tiles in the kitchen? Big win. It’s amazing how much ‘bigger’ a space feels when it catches the light just right.h.

Small extensions in London can pack a serious punch — if they’re designed well.

We’re full of ideas — and ready to bring them to life.
